Move Up Buyers Boot Camp
This camp is specifically designed for the buyer who owns a home and needs to move because he or she has out grown their present home, are switching to a different school district, or reducing time spent on commuting. Your lifestyle is more established and your goals have never been more focused.
The camp will update you on the home buying process, give you advice about how to evaluate your current home's value and interview listing agents to sell your home, and discuss mortgage loan programs that help expand your purchase power.
In addition, we discuss how the move up buyer makes the largest purchase stretch in their life time. We will discuss the one question to be answered that can save you the most on your monthly payment, which is seldom discussed. We will provide you with the knowledge to know what a lender should provide to you to back up what they quote and what you are expected to supply to a lender during pre-qualification so as to not be turned down.
Did you know that you do not need to provide your social security number or fill out an application to get a loan program quote? And did you know that ALL lenders should provide you with a Good Faith Estimate (GFE) in writing for each program that you are quoted? Do you know how to compare GFE to determine which loan program best fits your purchase requirements and provides you with the most house? You will by the end of boot camp.
We will also introduce you to the steps to protect yourself prior to closing on your purchase: various home inspections, the role of the home buyer's attorney, the importance of surveys, homeowner insurance differences, and extended home warranties. Home warranties are the most under-used tool in the Triangle. We can show you how to reduce your expenses if a problem should occur in the house after you have moved in. Do you know how much it costs to replace a furnace? Or a dishwasher? We will explain how making one phone call and paying a $55 fee will provide you with a certified service person to resolve any problem.
