Homeowner's Insurance

We recommend at least 3 quotes

Once your home is under contract, you will need to obtain homeowner's insurance quotes. A part of the lender's instruction package to the attorney will include the homeowner's insurance policy premium, which will be paid at closing. We highly recommend getting at least three quotes. Policy costs can vary a great deal from company to company. The industry standard insurance policy required by a lender is called an HO3. Other options available from some companies are HE7, HE21, & HE25. These policies provide upgrades that would not be offered on an HO3 or as extras added to your policy through riders.

Your specific needs of coverage will dictate the best policy for you.

Some of the questions you will be asked when requesting a quote are:

How old is the property? What is the exterior material of the home? How close are you to the fire department or fire hydrant? Do you know your fire district? What is the value of the structure(s) you wish to insure? What is the value of your contents? Do you have any special collections or high-valued items that need to be covered? Using your appraisal performed by the lender will provide you with the structural value of your new home. Your lender can provide you with a hard copy or electronic copy of your appraisal. Once you have decided on the insurer, you will need to provide your insurance agent will your attorney's and lender's information so he can provide them with your policy information.
