ORDER PAYOFFS ON EXISTING DEEDS OF TRUST
PROVIDE INSURANCE AND TAX DATA TO LENDER
COMPLETE HUD-1, REVIEW WITH LENDER / REALTORS
COMPLETE LOAN PACKAGE FROM LENDER
SUBMIT DOCUMENTS TO LENDER FOR REVIEW

GET FUNDING NUMBER FROM LENDER
GET $$$$$ FROM LENDER
ISSUE CHECKS FOR SALES PROCEEDS, COMMISSIONS, LENDER'S FEES, INSPECTIONS, SURVEY, ETC.
COMPLETE DEED, DEED OF TRUST, LIEN, WAIVER

CONDUCT CLOSING

REVIEW DEED, ETC. DELIVERED BY SELLER
SIGN HUD-1
BUYERS SIGN DOCUMENTS IN LOAN PACKAGE
GET $$$$ FROM BUYERS

POST CLOSING

GO TO REGISTER OF DEEDS
UPDATE TITLE AND JUDGMENT SEARCHES
RECORD DEED, DEED OF TRUST
GET RECORDING DATA-TIME, BOOK & PAGE
PREPARE FINAL TITLE OPINION
SEND TO TITLE INSURE WITH SURVEY, INSPECTION REPORT, LIEN WAIVER, COPY OF DEED & DEED OF TRUST, PREMIUM, ETC.
DISBURSE FUNDS TO SELLER, REAL ESTATE AGENTS, EXISTING MORTGAGES, LAWYERS, ETC.
SEND CLOSING DOCUMENTS TO CLIENTS
FOLLOW-UP CANCELLATION OF OLD DEED OF TRUST
FILE FORM 1099 WITH IRS
